A compass, not one more story

Navis meant navigation. NWX is New World eXperience, the new world you navigate to. NWX Management LLC exists to be the compass for someone placing capital: a bearing they can check for themselves, in a sea of well-told stories. That sea is the reason the firm has the name it has.

Every week brings a new vehicle, a new structure, a new reason this moment is different from the last one. Most of it is told well, some of it is even true, and the difficulty for someone with capital to place is not finding an opportunity, it is knowing which ground will hold. No amount of confidence in the telling answers that. Our answer is not a better story: it is holding two things at once.

THE STRATEGY

Between two worlds

Real estate and listed markets, held together on purpose. The property is the ground: it exists, it can be walked, and its progress is dated. The listed sleeve is the movement: it prices every day and it can be left. Neither does the other's job, one puts something real underneath the portfolio, the other gives it liquidity, which is a fact about a listed asset and not a promise about a result.

The judgement that decides between them is covered by D&O and E&O policies. Those are insurance the manager carries over its own decisions and its own professional conduct. They are not a guarantee about your investment, and nothing on this site should be read as one.

The half that is ground is the half you can go and look at: the asset walked while it is still being built, the progress recorded and dated. That is the part of the job that can be shown rather than claimed, and the other half is standing up and reporting what it did.

WHERE WE LOOK

One region, five markets, on purpose

Concentration is the risk nobody prices until it arrives. A portfolio of one building in one city is exposed to that city's employers, its permitting office and its weather, and none of those are diversified by owning more of the same street.

The markets below sit in the Sun Belt, the southern tier of the United States that has drawn people and employers south for decades. They share that tailwind, which is the point of the region. They do not share a local economy, a regulator or a construction cycle, which is the point of naming five of them rather than one.

Being on this list means a market is one we study and where we look for assets. It is not a statement that NWX holds property in each of them today, and no page on this site should be read as one.

  1. ATLANTAGeorgia

    The firm's own seat, and the market it knows from the inside rather than from a report. Atlanta carries a broad employer base across logistics, film and technology, which is what keeps a housing market from turning on a single industry.

    It is also the one market on this list where a project can be visited on the same day it is discussed.

  2. DALLASTexas

    A different state, which means a different tax regime, a different permitting process and a different set of local rules. Two assets in one state share more risk than their addresses suggest.

    Texas also runs its own power grid, which is the kind of detail that only matters until the year it matters a great deal.

  3. ORLANDOFlorida

    Central Florida, and a housing demand driven by arrivals rather than by one employer. It behaves differently from the coast in the same state, which is why both are here.

    Its cycle is tied to visitors and to people relocating, and those two do not turn at the same time.

  4. MIAMIFlorida

    South Florida is the entry point for international capital into the United States, and it prices like it. It is the most exposed market on this list to flows that begin somewhere else.

    That makes it useful and it makes it volatile, and a spread that included only Miami would be a bet rather than an allocation.

  5. ALABAMAThe state

    The quiet end of the list, and deliberately so. Land and construction cost less here than in the metros above, which changes what a project has to achieve before it works.

    A portfolio made only of expensive markets needs every one of them to keep rising. This is the entry that does not.

In 2017 I set out to invest in real estate to build and protect my own wealth, and found that the best opportunities were offered only to large institutional investors.

Unhappy with that lack of access, I built NWX to open the door for the people standing outside it.

Before this I spent three years in London as managing director of Record TV in the United Kingdom, and later connected investors directly to developments, with nobody in the middle. It adds up to more than twenty years across media, communications and, more recently, real estate, in three markets: the United States, the United Kingdom and Portugal.

I believe a good partnership is one where everyone wins together. At NWX there is no sales compensation to any broker-dealer and no finders' fee, and both are filed as none, so nobody is paid a commission to bring you here. The fees that do exist are written into each offering's own documents, and that is where they should be read, in full.

I write this because anyone who puts money into something has a right to know who is on the other side of it, and not only what the structure promises. My name is on this page for the same reason it is on the filings: if something here does not hold up, I am the one you ask.

Our
Story

NWX Management LLC is a Delaware company formed in 2023, to manage LP structures and REITs with strategy, governance and dedication.

It was born under the name NAVIS, and the mission in that name was navigation: to carry our clients toward new horizons. With growth, and with the objective of going public, in 2026 it became NWX, New World eXperience, because what we had navigated to was a new world, and new experiences for our clients.

Today NWX Management is behind several funds and innovative projects, among them NWX Consórcio, the financial structuring of a Brazilian product built to stand against inflation and high interest rates. According to ABAC, the Brazilian association of consortium administrators, the first consórcio group was formed in September 1962 by Banco do Brasil employees, and the system marked its sixtieth year in 2022. The consórcio system is governed by Brazilian Law 11.795 of 8 October 2008, and according to the Banco Central do Brasil the central bank is responsible for regulating, authorising, supervising, monitoring and controlling its activities.

Three that do not move,

Family

Capital belongs to households before it belongs to a strategy. The person on the other side of a decision has one, and so does everyone making it.

Legacy

What is built should outlast the cycle that built it. That is why every vehicle states its own term in its own documents, and why nothing here is sold on a quarter.

Future

The point of putting capital to work is a future somebody can name. We would rather be checked on that than believed about it.

COMMUNITY

The business is the mission,
not a foundation beside it.

NWX Management LLC, the fund's general partner, applies a faith-driven approach to investing. It means capital managed for financial return, by people who hold that how the work is done is not separable from the work itself. It is not a charitable structure. NWX Invest LP is a private fund and is managed as one. None of this is a reason to invest in the fund.

The conviction behind that is biblical, and we would rather name it than dress it as something else. In practice it looks ordinary: work done properly, documents that say plainly what they do, and a horizon longer than the quarter.

Social work and missionary work are part of what NWX Management LLC commits to. We would rather be asked about that than describe it here.

What should persuade an investor is the structure, the terms and the offering documents. This section is here because anyone reading about a manager is entitled to know what the manager is for.
